Pet Policy
At Southside Apartments, we understand that pets are an important part of many households. To maintain a safe, clean, and enjoyable living environment for all residents, the following pet policy applies to all approved household pets.
Pet Guidelines
- A maximum of two (2) pets is permitted per apartment.
- The combined weight of all pets may not exceed 50 pounds per apartment.
- All pets must be approved by management prior to move-in.
- All pets must be properly licensed and vaccinated as required by applicable state and local laws.
- Residents must provide current pet information, including breed, weight, and vaccination records upon request.
Pet Fees
Approved household pets are subject to the following fees:
- One-Time Pet Fee: $300 per pet (non-refundable)
- Monthly Pet Rent: $25 per pet
All applicable pet fees and pet rent must be paid before or at move-in as required by management.
Breed Restrictions
For the safety of our residents, guests, and community, Southside Apartments does not accept the following dog breeds or mixes of these breeds as household pets:
- Pit Bull Terrier (including American Pit Bull Terrier, American Staffordshire Terrier, and Staffordshire Bull Terrier)
- Rottweiler
- Doberman Pinscher
- Akita
- Chow Chow
- Presa Canario (Canary Mastiff)
- Cane Corso
- Wolf Hybrid / Wolf Dog
- Mastiff (including Bull Mastiff and similar Mastiff breeds)
Any dog with a documented history of aggressive behavior, biting, attacking, or causing harm to people or other animals may be denied regardless of breed.
Service Animals & Emotional Support Animals
Service Animals and Emotional Support Animals (ESAs) are not considered pets under applicable fair housing laws and are not subject to standard pet restrictions, including pet fees, pet rent, breed restrictions, or weight limitations, when approved as reasonable accommodation.
Residents requesting approval for a Service Animal or Emotional Support Animal must submit appropriate supporting documentation as required by applicable laws and regulations. Management will review requests on a case-by-case basis.
Resident Responsibilities
Pet owners are responsible for ensuring their pets do not create a disturbance, safety concern, or nuisance for other residents. Residents must:
- Keep pets under control at all times.
- Keep dogs on a leash when outside the apartment unless in a designated pet area.
- Promptly clean up after pets and properly dispose of waste.
- Prevent excessive barking, aggressive behavior, or other disturbances.
- Prevent pets from causing damage to the apartment, landscaping, or community property.
- Comply with all Southside Apartments community rules regarding pets.
Residents are responsible for any damages caused by their pets, including damage beyond normal wear and tear.
Management Rights
Southside Apartments reserves the right to deny or remove any pet that presents a direct threat to the health, safety, or peaceful enjoyment of the community, causes repeated disturbances, or violates the terms of this policy, in accordance with applicable laws.
